Standard Membership—Membership for Individual Rental Property Owners

SFAA membership is an investment that pays real dividends, both in the short and the long term. Plus, it’s very affordable - an annual SFAA membership costs less than a single billable hour with a landlord-tenant attorney.

And because SFAA is a 501(c)3 nonprofit, your membership dues are 69% tax deductible.

Here’s what you’ll get with an annual membership.

SFAA Membership Benefits:

Access to the SFAA Residential Tenancy Agreement: The SFAA produces the top lease agreement for use in San Francisco. SFAA’s Residential Tenancy Agreement is updated annually by a panel of the top landlord attorneys in the city. Members receive a free hard copy upon joining, and they are given a discounted rate for additional copies. Members can also access a digital version of the Tenancy Agreement for a small fee.

Free Digital Rental Forms: You’ll get FREE access to attorney-approved template forms from both the SFAA and the California Apartment Associations (CAA). These forms include everything from move-in/move-out worksheets to rent increase templates to lease addenda and more.

Weekly Classes: SFAA organizes and hosts in-person or online classes on a weekly basis. Classes are taught by SFAA-vetted industry professionals and cover topics including day-to-day property management, landlord-tenant communication, complying with new laws and policy, and more.

These educational sessions can be an invaluable resource, especially for new and/or small-scale property owners.

Operational Advice: Do you have a question about rent control? Or security deposit interest? Or maybe you’re unsure of how to deal with a tenant dispute? SFAA staff is available for counseling, Monday through Friday.

We’re happy to provide advice for issues related to move-in/move-out, rent collection, roommate situations, application processes, and other day-to-day issues. And if you’ve got a problem we’re not able to assist with, we can refer you to a trusted professional who can help.

Free Tenant Screening: Get more leads and fill more vacancies for FREE through Intellirent, SFAA’s trusted partner for quick, secure tenant marketing and screening. Intellirent’s user-friendly software will help you make better informed decisions while cutting down on the time spent selecting your renters.

A Subscription to SF Apartment Magazine: Members receive a FREE subscription to SFAA’s feature-length, monthly publication. SF Apartment Magazine is dedicated to helping San Franciscans manage rental properties – every issue is chock full of invaluable content written by leading professionals in the rental housing industry

Referral Network to Preferred Vendors: We don’t want you to ever have to frantically Google “24/7 Plumbers” on a Sunday morning. That’s why our Members have access to SFAA’s preferred vendor directory – there, you can connect with trusted professionals who boast proven track records.

Online Resources: Members have access to forms, articles, resource pages, and more from the SFAA, wherever they are in the world. The SFAA works to keep members up to date on critical information through email blasts. And our forms, courses, and SF Apartment Magazine are all offered digitally.

Membership with the California Apartment Association: Membership with the SFAA also includes membership with the California Apartment Association, the nation’s largest statewide trade group representing owners, investors, developers, managers, and suppliers of rental homes and apartment communities.

Access to Monthly Membership Meetings: Members will have access to our SFAA monthly membership meetings. Each membership meeting features a free, 30-minute legal panel, which is followed by presentations on industry trends, legislative and regulatory updates, leasing tips, the rental market, and more.

These meetings are a great way to get to know your peers and take in valuable insights about every aspect of renting in San Francisco.
